Tap Repairs in Geebung

200+ five-star Google reviews

One worn part causes almost every dripping tap: a washer inside an older fitting, or a failed cartridge inside a mixer. Local Geebung Plumbing handles both, and every job is done by a licensed plumber. For tap repairs, Geebung homes are mostly postwar houses, and we work across Geebung and the suburbs around it.

A drip is rarely urgent, but it wastes water and money every day it waits. A slow drip can waste thousands of litres over months, and the noise alone drives people to the phone. This page explains what has failed, what the work involves and where the law draws the DIY line.

How Tap Type Decides the Repair

A washer tap seals with a rubber washer pressed onto a valve seat, while a mixer closes with a cartridge holding two ceramic discs. The tap on your bench tells us which parts to bring before we arrive.

A washer tap is the older style. You get a hot handle and a cold handle, each turning several full rotations. Inside, a jumper valve rides down the spindle and pushes the washer onto the seat to shut the water off.

A mixer works differently. One lever controls hot and cold, and it usually turns just a quarter of the way. Two polished ceramic discs inside the cartridge slide against each other, and they seal the flow when they close.

The repairs differ as well. A washer tap gets a new washer, and often a new jumper valve or reseating of the worn seat. A mixer gets a whole new cartridge, matched to the tap's make and model, because sizes and fittings vary between makers.

Still Dripping After You Turn It Off

A drip from the spout after the tap is fully closed means the sealing part has failed. On a washer tap, blame the washer or the seat; on a mixer, the cartridge.

Where the water shows tells you the faulty part:

  1. Spout drip, tap closed

the washer, the valve seat or the cartridge has worn out.

  2. Water around the handle

an O-ring or the spindle seal has perished, and the leak shows while the tap runs.

  3. Wet base or water under the bench

O-rings, a connection that has worked loose, or a body cracked through.

A stiff or sticking handle is a related fault. Grit or wear inside the cartridge or on the spindle usually causes it, even while the tap still shuts off the water.

Isolation matters before anyone touches the tap. Some fixtures have a dedicated isolation valve, which makes the job simple. Without such a valve, the water has to be shut at the meter, and you should check first that nothing like the hot water system depends on that supply.

What Decides Repair or Replace

The price turns on the tap type, the part it needs, seat or body damage, and how easily the water can be isolated at the fixture. You get a fixed quote before any work starts, once the plumber has seen the job.

Repair stops making sense in a few situations:

  1. A cracked or heavily corroded tap body

New parts cannot seal a body that has failed.

  2. A damaged valve seat

A seat that cannot be cleaned up or reseated will chew through every washer you fit.

  3. A leak that survives new parts

When fresh washers or cartridges still drip, the fixture itself is the problem.

At that point a replacement tap is the better spend. Our tap replacement service covers choosing and fitting a new one, and a whole new tap is licensed work in Queensland.

What the Postwar Houses Mean for Taps

Geebung builds very little new housing. Area-level building approvals counted just 64 dwellings over five years, and only 18 in 2021-22, so almost every tap we repair here sits in a home built between the 1940s and the 1980s.

Those houses mostly started with washer taps, and many still have them. Owners have upgraded piecemeal over the decades, so one bathroom can hold a 1970s washer tap, a 1990s mixer and a modern mixer side by side. Each generation needs different parts, which is why we check the fitting before quoting.

The same era explains a common trap. Unrenovated postwar places around Granite Street and the older blocks near the station can still run galvanised steel supply lines, and that pipe furs up inside and starves taps of flow. A tap that runs weak, not just drippy, deserves a look at the supply line as well, which our water pipe repairs page covers.

Tap Repairs for Owners and Tenants

Queensland splits tap work into what you may do and what a licensed plumber does. The QBCC lists a tap's jumper valve or washer as unregulated work: anyone with the know-how and skill may replace one, provided the finished work complies with the standards.

Everything past that short list is licensed. Repairing or replacing a tap fitting counts as minor work, done by a licensed plumber with no permit and no Form 4. Replacing a whole tap is licensed work too, and the QBCC guide uses exactly that job as its example of work an owner cannot do unlicensed.

Rentals work differently again. Under Queensland tenancy law, the owner or manager keeps the place in good repair for the whole tenancy, and the tenant reports a problem as soon as it appears. A dripping tap is not an emergency repair, so it counts as routine, and the law requires the owner or manager to fix it within a reasonable time.

A tenant who wants the clock started can lodge a Notice to remedy breach, Form 11, which gives the owner or manager seven days to act. Garden and hose taps have their own page of outdoor tap repairs, and cisterns and pans sit on our toilet repairs page. The full range of fixture work is on the tap and toilet plumbing page.

Tap Repair Questions From Geebung

Call (07) 3523 7172

How do I stop my tap from dripping?

The drip stops when the worn part is replaced: the washer in a washer tap, or the mixer's cartridge. Queensland lets an unlicensed person swap only a tap's jumper valve or washer, and the finished work still has to comply. Every other tap repair in Geebung is for a licensed plumber.

Why is my tap still dripping when it's off?

A tap that drips when fully closed has a failed sealing part. On a washer tap, blame the washer or the seat; on a mixer, the cartridge. New parts fix it unless the seat or body is damaged, and then the tap needs replacing.

What makes a mixer tap leak from the base?

Usually worn O-rings under the tap, a connection that has worked loose beneath the bench, or a body cracked through. A plumber isolates the water, strips the mixer and finds which of the three it is.

Is replacing a ceramic cartridge a licensed job?

Yes, because a cartridge is not named on the QBCC's unregulated list. Repairing a tap fitting counts as minor work, done by a licensed plumber with no permit and no Form 4. The new cartridge must match the make and model, because sizes and fittings vary.

How much does it cost to fix a leaking tap in Geebung?

The price depends on the tap type, the part, seat or body damage, isolation access and how many taps we do. You get a fixed quote before any work starts, once the plumber has seen the job.
